General Procedure When Building With Cameron Construction:

1. Initial Concepts:

The initial concepts phase involves brainstorming, idea generation, and conceptualization of the project. This stage focuses on gathering requirements, understanding client needs, and exploring various design options. Architects, designers, and project stakeholders collaborate to develop a vision and establish the project’s goals and objectives.

2. Design Development  

After the initial concepts are established, the design development phase begins. This stage involves translating conceptual ideas into detailed designs. Architects and engineers work on creating floor plans, elevations, sections, and 3D models. During this phase, the design is refined, and technical considerations such as structural systems, electrical layouts, plumbing, and HVAC systems are incorporated.

3. Planning Approval:

Where there is a heritage overlay or other such planning trigger, the project may require obtaining  Town Planning permission from local authorities. For a town planning application, you typically need to provide detailed information such as site plans, architectural drawings, environmental impact assessments, traffic studies, and community consultation reports. It’s important to comply with local regulations, demonstrate adherence to zoning guidelines, and address any concerns raised by authorities and stakeholders.

4. Specifications & Contracts

Once the design is finalized and planning approval is obtained, the next step is to prepare project specifications and contracts. Specifications define the materials, finishes, and construction standards that will be used in the project. Contracts are drafted to establish legal agreements between the client, contractors, and suppliers. This stage ensures that all parties involved have a clear understanding of their roles, responsibilities, and deliverables.

5. Building Permit

Before construction can commence, a building permit must be obtained from the relevant local authority. The permit ensures that the proposed design complies with building codes, zoning regulations, and safety standards. The submission for a building permit includes detailed construction plans, engineering calculations, and other required documents. Once the permit is obtained, construction can begin.

6. Construction Stages

The construction stage involves the physical realization of the project. It typically progresses through several stages, including site preparation, foundation construction, structural framing, installation of utilities, interior and exterior finishes, and landscaping. Project managers oversee the construction process, coordinating with contractors, subcontractors, and suppliers to ensure that the work is carried out according to the specifications, contracts, and building regulations.

7. Handover

Once construction is complete, the project enters the handover stage. During this phase, the client takes possession of the building or property. A final inspection is conducted to ensure that all construction work is finished, and any outstanding issues are addressed. The project team hands over the keys, necessary documentation, and warranties to the client. The handover stage marks the official completion of the construction process.

8. Three Month Check-Up

After the handover, it is common for a 3-month check-up to be scheduled. This allows the client to report any defects or issues that may have arisen after occupying the space. The construction team addresses these concerns and ensures that any necessary repairs or adjustments are made.

9. Ten Year Structural Guarantee:

a 10-year structural guarantee is guarantee assures the client that the structure will remain structurally sound and free from major defects for the specified period. If any structural issues arise within the guarantee period, the contractor is responsible for rectifying them.

These stages provide a general overview of the typical progression of a construction project, but it’s important to note that the specific process and timelines can vary depending on the nature and complexity of the project, as well as local regulations and practices.
